Inventory of condominium managers in Vincennes

Vincennes is a commune in the Val de Marne department, in the Île de France region. It is famous for its namesake wood, located to the south of the town. Today, it belongs to the city of Paris. The town is also famous for its château, long the royal residence. With a surface area of 1.91 km² and a 2019 population of 49,788, Vincennes has a population density of 20,067 inhabitants per square kilometer, making it the second most densely populated commune in France behind Levallois-Perret. Nevertheless, the city boasts 70,000 m² of green spaces, evenly distributed throughout all its neighborhoods. These include 16 squares, parks and gardens, as well as street flowering planters.

Vincennes has 1,243 condominiums, 63% of which have between 11 and 49 lots. 841 of these co-ownerships are managed by professional syndicates, compared with 75 by non-professional syndicates. Before 1949, 641 condominiums had already been built in the city. Since then, building activity has fallen steadily.

Since 2011, the city of Vincennes has launched a major urban redevelopment plan, known as the "projet de ville", aimed at different areas of the city. It has just opened a public inquiry prior to the declaration of public utility for the development project in the avenue de Paris and rue de Montreuil area. The project involves renovating and redeveloping the buildings on avenue de Paris, on the site of the former Peugeot garage and around the Le Vincennes cinema. The aim is to requalify an ageing urban block with a view to improving housing quality, diversifying the housing offer, particularly in terms of social housing, improving the architectural quality of this district close to the Château, developing the hotel offer and enabling the current cinema operator to modernize and increase its capacity with a 5-screen facility.

Condominium charges in Vincennes

Current condominium charges in Vincennes are around €36 per m2 per year, or an average of €1,742 per year. Of course, the running costs of a building depend on a number of factors, not least energy renovation work (insulation and lagging) to reduce energy losses. Between a condominium with an elevator and individual heating VS a condominium with an employee, an elevator and collective heating, charges rise on average from €1,660 to €2,537.
